ASHRAE Level II Energy Audit

During 2024, we conducted an ASHRAE Level II Energy Audit
to assess building systems and identify targeted opportunities
for energy conservation measures (ECMs). This audit lays the
foundation for future efficiency upgrades, system refinements, and
operational enhancements.

Energy Reduction Strategy

During 2024, we implemented a targeted no-cost energy reduction
strategy to optimise operations, driving significant reductions in
energy consumption across common areas. Key measures included:
Aligning HVAC schedules with occupancy patterns

  • Optimising car park ventilation
  • Reprogramming escalators and lifts to minimise unnecessary
    operation while maintaining efficiency.

These efforts have yielded significant results:

  • Landlord electricity consumption reduced by an average of
    7% monthly from the baseline.
  • Landlord chilled water consumption reduced by an average
of 16% monthly from the baseline.

RENEWABLE ENERGY TRANSITION

As the UAE transitions towards a renewable energy future, we are committed to aligning our efforts with this national vision. To achieve our net-zero goals, we are exploring both on-site and off-site renewable energy solutions to address residual energy consumption after maximising energy efficiency.

In 2023, we conducted a feasibility study that confirmed the technical viability of rooftop solar panels but identified challenges such as limited roof space in high-rise buildings & grid connection constraints. Despite these limitations, we continue to pursue innovative approaches to on-site renewable energy integration.

To scale our impact, we are also leveraging market-based renewable energy instruments, including Power Purchase Agreements (PPAs) and International Renewable Energy Certificates (I-RECs). These mechanisms allow us to accelerate decarbonisation, expand access to clean energy, and support the broader energy transition.

DECARBONISING THE VALUE CHAIN

We reduce Scope 3 emissions by assessing our full carbon footprint, maximising decarbonisation potential, and executing targeted strategies. Below are the key contributors and our approach to addressing them:

  • Tenant Energy Use: Through our Tenant Engagement Programme, we empower tenants with tailored tools and strategies to reduce emissions within their space.
  • Supply Chain Emissions: We reduce emissions from procured goods and services by embedding stringent sustainability criteria in Service Level Agreements. Supplier performance is tracked through KPI-driven assessments, ensuring year-on-year reductions and alignment with our low-carbon procurement policy.
  • Waste-Related Emissions: We prioritise waste prevention, resource recovery, and high-efficiency recycling, including source sorting and segregation, advancing a circular economy.
