NET ZERO GOVERNANCE
STRUCTURE

At ICD Brookfield Place, we recognise that achieving Net Zero by 2030 requires a robust and strategic governance structure. Our approach integrates decarbonisation goals across every level of the organisation, fostering accountability and collaboration to ensure measurable progress. This governance model supports alignment with both business objectives & sustainability ambitions, creating a foundation for effective decision making & action.

LEADERSHIP

Board & CEO
  1. Set the strategic direction for Net Zero, aligning business & sustainability priorities.
  2. Approve budgets, targets, and strategies to drive net zero delivery.
  3. Provide oversight & engage with key stakeholders to reinforce oursustainability commitment.

MANAGEMENT

Cross-functional
Steering Committee
  1. Translate ambitious targets into tangible actions.
  2. Track progress against the Net Zero targets through KPIs.
  3. Develop policies and plans to integrate decarbonisation across operations.

OPERATIONS

Functional Champions
  1. Implement decarbonisation initiatives and ensure progress through regular tracking and transparent reporting.
  2. Collaborate with tenants, suppliers, and other stakeholders to achieve shared sustainability goals.
  3. Provide actionable insights and identify opportunities for continuous improvement.

TENANT ENGAGEMENT

Our tenant engagement programme is designed to support tenants in achieving their own
goals whilst aligning with our shared vision of environmental leadership. Structured across
two phases, the programme fosters collaboration & provides tenants with actionable tools and
insights to actively reduce their environmental impact.

PHASE 1

Building Awareness

We are nearing the successful completion of Phase I, with 92% of
tenants engaged in fostering a shared understanding of sustainability
goals and best practices. This phase includes:

Personalised one-on-one consultations: We conduct tailored
sessions that cover climate change, our Net Zero target, and waste
management strategies, providing tenants with actionable insights &
hands-on training.

Monthly waste audits: We provide detailed audits that offer tenants
data on their waste generation patterns, helping them identify practical
opportunities for reduction.

PHASE 2

Empowering Tenant
Performance

Launching in Q2 2025, this phase will enable tenants to track and optimise
their environmental performance through:

Tenant Portal: An interactive platform that provides real-time data on
carbon footprints, energy consumption, water usage, and waste. Tenants
can monitor their progress, benchmark performance, and take informed
actions to reduce their environmental impact.

Tenant Space Performance Insights: A deeper dive into individual
tenant spaces, enabling granular tracking of energy efficiency, water use,
and waste generation to drive targeted sustainability improvements.

PLACEMAKING & COMMUNITY

At ICD Brookfield Place, we integrate sustainability into daily experiences, creating opportunities for
engagement, collaboration, and environmental action among tenants, visitors, and the wider community.

Breaking the Plastic Habit

An initiative focused on eliminating single-use plastics
across the building through awareness and collective action,
fostering a culture of responsible consumption.

Rooted

An eco-conscious market bringing together sustainable
brands & interactive workshops to promote environmental
stewardship and mindful living.

The Waste Competition

A tenant challenge aimed at reducing waste and improving
recycling practices to support a more circular built
environment.

PARTNERSHIPS & ADVOCACY

Achieving a net-zero built environment demands collective action, strategic collaboration,
and systemic change. Through robust partnerships, we align with global and regional
frameworks to drive impactful change across the built environment.

  • Developers’ Leaders Group: As an active member of this stakeholder coalition, led
by Emirates Green Building Council (EmiratesGBC) and the United Nations, we work
closely with the UAE Ministry of Energy and Infrastructure to drive policies and market
enablers that support the climate transition. Within this group, we contributed to the
UAE Sustainability Built Environment Blueprint, launched at COP28, which identifies key
    pathways for sustainable transformation.
  • World Green Building Council (WorldGBC) MENA Net Zero Collaborators: As
part of the WorldGBC’s Regional Networks, we play an active role in supporting
the MENA region’s transition to net-zero built environments by contributing technical
    expertise and promoting best practices.
  • EmiratesGBC Corporate Member:As a Corporate Member and a participant on its board
of directors, we actively engage in key sustainability initiatives, offer technical expertise, and
support the enhancement of sustainability standards across the region.

TOOLS & TECHNOLOGY

ICD Brookfield Place utilises advanced tools and technologies to optimise building operations, streamline
asset management, and enhance maintenance efficiency. Key tools include:

Central Management Platform

The CMP centrally integrates various building management
systems within a single platform, including Security, Network
Management System, Elevator Systems, Access Control
Systems, and MEP systems, serving as a unified command
centre for building operations.

Contribution to Net-Zero:
  • Implement predictive maintenance by setting Fault
Detection and Diagnosis (FDD) rules to identify and
address potential failures before they occur, improving
resource optimisation, including energy and materials.
  • Monitor energy performance continuously against key
metrics, leveraging data-driven insights to enable informed
    & effective decision-making.
Lifecycle Digital Twin

The Digital Twin enables seamless integration of various
facility models, allowing for simulation and interaction with
the physical facility throughout all phases of development,
construction, and operation. It provides interactive visualisation
and lifecycle analysis of building assets by leveraging the
project’s Asset BIM Model.

Contribution to Net-Zero:
  • Identifies and detects the lifecycle of building assets to
optimise maintenance efficiency and costs, thereby reducing
    emissions associated with purchased goods.
  • Detect deviations from an asset’s optimal performance
that impact energy consumption and notify the relevant
service provider to perform necessary maintenance.
IoT Sensors Implementation Plan

The Plan utilises a network of sensors, including Electrical
Power Meters, Vibration Sensors, Leak Detection Sensors,
and Indoor Air Quality Sensors, to collect real-time data on
building asset performance.

Contribution to Net-Zero:
  • Integrate all sensor data into the Central Management
Platform to enable efficient monitoring of asset perfomance
    and tracking of energy consumption..
  • Improves maintenance efficiency and ensure occupant
comfort through real-time insights and optimised operations.
