NET ZERO SCOPE
& BOUNDARY

In July 2022, ICD Brookfield Place joined the World Green Building
Council’s (WGBC) Net Zero Carbon Buildings Commitment, with
a clear goal to achieve net zero operating emissions by 2030
for all areas under our direct control. This entails the complete
elimination of Scope 1 and Scope 2 emissions. Looking beyond
direct control, we actively advocate for Scope 3 emission

reductions, recognising that these emissions must be addressed
to achieve a truly net zero carbon future.ICD Brookfield Place
reports on Scope 1, Scope 2, and relevant Scope 3 emissions
in accordance with Greenhouse Gas (GHG) Protocol standards,
ensuring accurate & transparent emissions accounting. Below is a
breakdown of our reporting categories:

SCOPE 1 EMISSIONS

Direct GHG emissions from
sources we own or control

Diesel consumption in
landlord-controlled areas

Refrigerant emissions
from HVAC systems.

SCOPE 2 EMISSIONS

Indirect GHG Emissions from Purchased Energy

Electricity consumption
in landlord-controlled
areas

District cooling in
landlord-controlled areas

SCOPE 3 EMISSIONS

Other Indirect GHG Emissions

Purchased goods &
services

Capital goods

Fuel & energy-related
activities

Waste generated

Employee commuting

Downstream leased
assets (tenant emissions)

OUR APPROACH
TO NET ZERO

Our commitment is to achieve net zero
operating emissions in building areas under
direct control. This specifically includes
energy emissions from landlord-managed areas,
encompassing Scope 1 (on-site energy use) and
Scope 2 (purchased energy). These represent
the operating emissions we control.

Beyond these, we address all remaining
emissions within our boundary, which
constitute Scope 3 emissions. The main
contributors to these are outside our control
but within our influence (tenant operations and
supply chain impacts). These represent the
emissions we influence.

EMISSIONS WE CONTROL

EMISSIONS WE INFLUENCE

For these emissions, we adopt a reduction-first, outcomes-based
approach, focusing on tangible and measurable progress. Our
strategy prioritises:

  1. Maximising energy efficiency
  2. Implementing targeted retrofits
  3. Transitioning to renewable energy sources wherever feasible.

For residual emissions, we may consider high-quality carbon offsets only
after all feasible reduction measures have been fully exhausted, ensuring
that offsets are a last step toward full decarbonisation.

For Scope 3 emissions, we focus on driving meaningful reductions
through collaboration across the building value chain and beyond.
We understand the power of influence, our ability to catalyse action, and
the critical role of advocacy in driving change. Our approach focuses on
fostering partnerships with tenants and suppliers to ensure alignment with
our shared goals. By bringing them on board, we aim to amplify our impact
and support the broader transformation of the industry.

OUR NET ZERO PATHWAY

ICD Brookfield Place has a clear, phased
roadmap to achieve its net zero emissions goal:
